Keep reading to get a full list of our apartment application requirements.
[ ] Applicant Information
Every potential occupant 18 or older will be considered a leaseholder here at The Pointe Brodie Creek.
Every leaseholder must go through a background check and credit check. So, you will need to have the following information ready for each person:
- Full Legal Name
- Email Address
- Phone Number
- Date of Birth
- Social Security Number
- Driver’s License Number (or another form of government-issued identification)
- Vehicle Make and Model
- Yearly Income
[ ] Application Fees
We require a $50 application fee for every applicant 18 and older. This fee is in addition to a $150 administrative fee and $150 security deposit for the apartment.
To make these payments through our online leasing portal, you will need the following on hand:
- Bank Account Number
- Bank Routing Number
[ ] Income Requirements
One of the most important apartment application requirements we have relates to your income.
To qualify for a luxury apartment at The Pointe Brodie Creek, the combined monthly income of all leaseholders must meet or exceed three and a half times the rent amount.
After you enter your income figures in your application, you will need to send our leasing team the following documents to verify the amount:
- A copy of your most recent W2
- A copy of your three most recent pay stubs
If you are about to start a new job, instead of the pay stubs, we will require an official offer letter from your employer stating your yearly salary.
[ ] Guarantor Requirements
Does your income fall below the qualification line for an apartment? No problem! We do accept guarantors.
If you would like to apply for an apartment with a guarantor (or co-singer), we do require that your guarantor’s income meets or exceeds five times the rent amount.
We will also process a background check and credit check on your guarantor, and they will need to provide verification documents for their income.
[ ] Rental History Requirements
Another important item on our list of apartment application requirements is positive rental history.
Your application will be denied if your rental history includes things like unpaid rent balances, evictions, property damage, etc. This requirement goes for both applicants and guarantors.
After you submit your application, we will go through the process of verifying your previous addresses. We require you to be in good standing with any rental properties, mortgage lenders, etc. and we will send a rental verification to these entities as needed.
[ ] Pet Requirements
According to our pet policy, we require non-refundable fees for certain types of pets:
- $300 for dogs and cats 0-35 pounds
- $500 for dogs and cats 36-50 pounds
- $300 for birds larger than 5 inches
- $300 for aquariums over 20 gallons
- $40 dog DNA fee
Each household is permitted up to two pets.
If you plan on adding an Emotional Support Animal (ESA) to your apartment application, we will also require the appropriate documentation from your prescribing physician.
[ ] Credit Requirements
Another major apartment application requirement we often get asked about is credit.
While we do not have an exact credit score you must meet to get approved, it is a very important factor in whether you will get approved.
Our online leasing system will score your application after filtering through your rental history, credit history, and criminal history. Therefore, some positives (like a higher income) may outweigh the negatives (like a lower credit score).
Once the application has been reviewed, you will have either a passing score or a failing score.
If you do not meet our apartment application requirements, our leasing team will always communicate the reasons why you were denied. But, of course, we want you to be approved and join our amazing community!
