Will your apartment application be approved at The Pointe Brodie Creek? We hope so! Because we are a luxury apartment community, it is essential that every resident meets a number of qualifications. From your credit history to your employment status, there is quite a lot to review. In case you were curious, we have provided a list below of the most common reasons why an application gets denied. If any one of these issues could be a skeleton in your closet, now is the time to address them.

#1: Negative Rental History

First and foremost, we look at your rental history. If your rental history is less than 75% positive, we will immediately deny your application. Some examples of negative rental history include items like a record of late payments, evictions, lease violations, or property damage. If you have any unpaid rental balances with another property, this may cause us to deny you as well.

#2: Negative Mortgage Payment History

In addition to your rental history, we must look at the mortgage payment history of anyone that has paid a home mortgage. If you have any unpaid financial obligations associated with a mortgage, your apartment application will be denied.

#3: Foreclosures

Another aspect of mortgage history we cannot approved is a foreclosure. Regardless of positive mortgage payment history, any home foreclosure will cause us to deny your apartment application.

#4: Income Under Requirements

To verify that your income can cover the cost of your apartment’s rent, we also look at the income base of every applicant on a lease. Total gross household income (or the total income of all parties applying) must meet a minimum of three times the rental fee per month, except when the household has verifiable assets (like a student loan) meeting the income requirement. In other words, if the apartment you apply for rents at $1,000 a month, your application will not be approved unless your household income is at least $3,500 a month.

If your application is denied under these income requirements, co-signers are allowed. But, your co-signer must make at least five times the rental fee per month to approve your application.

#5: Criminal Background

While some criminal history is acceptable, we cannot approve any application for someone with criminal convictions within the last seven years involving crimes of physical violence to persons or property. This includes—but, is not limited to—convictions of possession, sale, or use of illegal drug substances, and for manufacturing and distribution of a controlled substance. These types of criminal convictions can adversely affect the health, safety, or welfare of a resident, other residents, or the viability of the apartment community.

We also have a permanent exclusion for anyone convicted as a sex offender.

#6: Negative Credit History

Once your apartment application is submitted online, the system will process your credit history and look at an extensive list of factors. If any details in your credit history are deemed unacceptable, the system will automatically deny your application.

#7: Undischarged Bankruptcy

If you have a bankruptcy that has not been discharged at least 12 months before you apply, your application will not be approved. To be approved, you must establish new credit with a positive history of at least six months.

#8: Vehicle Repossession

One overseen reason why some applicants can be denied involves repossessed property. Financial responsibility extends to all property you own or lease, not just your home. If your credit history shows an unpaid auto repossession, we cannot approve your apartment application. If your credit report shows that it has been paid, however, it will not be a factor in your approval or denial.

#9: Unpaid Collection Balances

No matter the circumstances, we cannot approve an applicant that has unpaid collection balances with another apartment community. Often, we see that an applicant may have chosen to ignore a collection request due to a dispute over final balances with another apartment community. But, if you want your to be approved to live in our community, we recommend resolving these types of conflicts before applying.

#10: Incomplete Application

Once your apartment application is processed online, we will contact you and begin verifying information such as your rental history, income, etc. If you do not respond within 24 hours of a request for said documentation, we will you give an additional 24 hours with a warning. You must respond within those 48 hours, or we will consider your application inactive and incomplete.

At that point, the application will be treated as void and denied. The apartment you began applying for will also be released back into the pool of apartments available for others to lease.

#11: False Statements in Application

In completing your apartment application, if you provide any false statements, oral or written, this will cause us to deny you. The biggest example we see in this case is a false statement of income. We do require proof of income that matches the amount provided in your application.

#12: Lacking Government-Issued Identification

To verify your identity, we must be provided a copy of your government-issued ID. If you do not have one, or you provide a false form of identification, we cannot approve your application.

#13: Co-Applicant Denial

If your co-applicant is denied for any of the reasons above, we will deny the entire apartment application. This form of denial goes for anyone on your lease. So, that could be a roommate or co-occupant, your co-signer, etc. The same goes for someone who is denied, but their co-signer is not. There is no instance in which your apartment application will be approved if anyone on the application gets denied.

However, if your application was approved and your co-applicant was denied, you can re-apply 30 days later either alone or with another co-applicant.

Don’t forget that your $50 application fee cannot be refunded if you are denied for any reason unless you are part of our Preferred Employer Program. When submitting your application, you will be required to read and sign off on this term. However, if you are denied or if you cancel your application before approval, your $150 deposit and $150 administration fee will be refunded.
