The 5 Things You Need to Qualify for a Luxury Apartment in Little Rock

When you compare the average apartment to a luxury apartment in Little Rock, appearance is not the only difference. To keep our community beautiful, we must make sure everyone that lives here can do so without killing their wallets or breaking the rules.
So, during the application process, we will look at several things to make sure you qualify. Here are the most important five!
#1 – Positive Credit History
We process a credit report for all applicants 18 years of age and older. This credit report will detail any outstanding debts you may have, including, but not limited to, with the following: utility companies, credit card companies, loans, and mortgages. Medical bills and student loans are not considered in the review of your credit. Before you apply, it’s always a good idea to check that your credit score is in a good range. No credit is considered good credit to us!
#2 – Verifiable Income
Your combined household income must meet or exceed 3.5 times the monthly rent of the luxury apartment. For example, if the rent on your future apartment is going to be $2,000 a month, the household (all applicants above the age of 18) must have a combined gross income of at least $7,000 a month. This verification is done to insure you have the funds needed to cover other monthly expenses.
#3 – Positive Rental History
Your rental history plays a major role in the application process – The residence history of all applicants above the age of 18 will be reviewed in detail. If any applicant has a history of late payments, lease violations, evictions, damages, etc., it will disqualify you from renting a luxury apartment at The Pointe Brodie Creek.
#4 – No Criminal History
A criminal background check will also be conducted during the application process. To qualify for a luxury apartment in Little Rock, your record must not show any criminal convictions within the last seven years involving crimes of physical violence to persons or property. This includes, but is not limited to, convictions of the possession, sale, or use of illegal drug substances and the manufacturing or distributing of a controlled substance. Any history of convicted sex crimes will result in an automatic application denial.
#5 – Clean Finances
Having a bankruptcy, foreclosure, or eviction within the past 12 months (one year) will almost certainly disqualify you from living at The Pointe Brodie Creek. If you get these items discharged, however, you should not have anything to worry about. We do understand that life happens and we can sometimes find ourselves in a financial bind, therefore exceptions can be made for individuals with recent bankruptcies who apply with a cosigner. Keeping a sustained period of at least 6 months with financial stability following any of these kinds of events is crucial in determining your eligibility in qualifying for a luxury apartment.
To apply for an apartment here, you do have to pay an application fee and an administrative fee as well as leave a deposit. We will refund the administrative fee and deposit should you not qualify, but we hope this list helps save you time when you are doing your research about luxury apartments in Little Rock.
